Depending upon where you are located,
your profits will vary. For example, the average northern
state can operate 4 to 6 months per year (depending upon
the weather). Naturally the further south you are located
the longer your miniature golf season will be. An indoor
course can operate 12 months of the year, regardless of
the weather and climate. A northern state in 4 to 6 months
can generate in excess of $50,000.00. As your location
becomes established, proceeds of $80,000.00 and upwards
are attainable. In your expenditures you will have to
consider your lighting, rental fees, salary, insurance
and advertising. Please note, your expenditures should
be minor compared to big profits. In general, an excellent
return on your investment. The average fee charged for
an 18 or 19-hole course is about $3.50. A 9 or 10-hole
course fee would generally be $1.75 for the first round
and $1.25 for the second round . . . thus generating $3.00
per customer, if the golfer goes around twice. If you
play 200 players per day, you will generate $700.00 .

In the planning process the government,
as well as the zoning and planning boards, will be a strong
influencing factor. These questions already raised are
significant factors, however, more planning on your part
is necessary to open a new business in today's highly-regulated
climate. Environmental regulations on the local, state,
or federal level are very complex and sometimes time consuming
and frustrating. These regulations can apply to both new
construction or additions to existing businesses. The
cost of filing just an environmental impact statement
can sometimes be a budget wrecker. It is best to plan
ahead in this area before you invest. Allow in your budget
a conservative expenditure (based on the overall size
of your planned business) to pay for government mandated
requirements.

Unlike batting cages and golf driving
ranges, there are no conventional rules as to size. Based
on our experience, we recommend a minimum of 20,000 sq.
ft. (About 1/2 acre) per 18 holes, just for the course
itself. In addition, your operations building, parking,
and allowance for other or future profit centers must
be part of the planning process.
Most companies that provide custom course
designs, as well as construction, when desired, charge
$10-20,000 for their design services. We sell two different
sets of course drawings (hole layouts), complete with
a materials listing for each hole, for $95/set. We are
also the exclusive catalog sales agent for Form-a-Course®,
a patent pending modular system for building a concrete
golf course. Form-a-Course can be built on a site assmall
as 10,000 sq. ft. If you purchase Form-a-Course we will
provide a site layout for the course free of charge.
We also work with selected companies
in the industry who can provide a custom design for your
particular site at more reasonable costs. We have seen
some of these plans, and they are quite impressive. The
cost for these drawings is approximately $300, plus travel
cost to your location for site evaluation. If one of these
companies handles the construction of your course, then
the cost of the drawings ($300) is rebated back to you.

The cost of the equipment and land improvement
must be analyzed carefully in your business plan. The
bulk of your financing will be cash unless you have collateral
to borrow against, such as your home, business, or other
investments. We're not aware of any suppliers who offer
terms in the purchase of your start-up equipment.

Years ago, most operators built or subcontracted their
own courses. This option is still available today. ARTLEE
MINI GOLF does not build miniature golf courses; however,
we work with several quality companies that can provide
good, solid construction services anywhere in the country.
The miniature golf business has gone far beyond the "mom
and pop" business that it was thirty years ago.
We have available pre-fab courses made
from both space age polymers and pressure treated wood.
Both are suitable for smaller sites and particularly indoors.
It is our opinion, however, that for the long-term investment
an outdoor, concrete course is the best approach in terms
of creativity of design and repeat customer appeal.
For any constructed course we suggest
you allow sixty days for construction. Most companies
can build in much less time, but it is best to allow for
difficult building weather in your construction budget,
and for lead-time planning.
What will it cost to construct? How much
of the work will you perform personally? How much will
be subcontracted out? Will you hire a construction company
to do some or all of the work-clear to a turn-key package?
Obviously these factors affect the price.
The cost for an 18-hole course will range from about $18,000
for a pre-fab course to $500,000 for an ultra deluxe course
in a major complex, usually involving more than one profit
center. These figures are just for the course itself.
There are no "rules-of-thumb"-only some general price
ranges. Typical 18-hole courses developed from our course
plans or of similar design run $ 45-120,000. Add to 4
these costs additional site improvements, a building,
parking, lighting, landscaping, signs, and you can see
it takes considerable budgeting.
All electrical wiring, lighting, and
control , installations should be standard to local codes.
Secure all necessary permits and have all required inspections
done on prescribed schedules so as not to unnecessarily
delay or cause work to be redone. Be sure to provide drainage
off each fairway and green and the adjacent surrounding
areas, even though your customers may have no need to
walk in these areas. Also provide a drain in each hole
cup.
Plan for plenty of electrical outlets
throughout the course for ease of service and maintenance.
Include adequate water faucets for attaching hoses for
watering and cleaning purposes.
Plan and design the course with safety
in mind. It's better for your customers, yourself, and
your insurance rates. The new American's Disability Act
mandates equal access for physically disadvantaged individuals,
particularly in new construction. View this new law as
an opening to markets and to employment not previously
utilized. As well as new customers, you may also find
valued, new employees in the process. To find the specific
regulations that you must comply with, consult with an
attorney who specializes in ADA study.
